How to Work an Assemblage in Prophetic

How to identify, select, and underwrite multiple adjacent parcels as a single development site.

Some of the best development opportunities aren't a single large parcel — they're two, three, or five smaller adjacent parcels that together create a site worth building. Prophetic is built for this.

What is an assemblage?

An assemblage is a group of adjacent parcels that a developer acquires together to create a site large enough to develop. In markets where large contiguous parcels are scarce, assemblages are often how land teams manufacture the acreage they need.

The challenge is that each parcel has a separate owner, a separate APN, and potentially a different zoning designation — which means the underwriting is more complex than a single-parcel deal.

Step 1 — Identify adjacent parcels

On the map, click the anchor parcel — the one that's the core of the potential site. Then use Shift + click to select adjacent parcels one by one. Each selected parcel highlights on the map and gets added to your multi-parcel selection.

As you add parcels, the combined acreage updates in real time so you can see exactly what the assembled site totals.

Step 2 — Check ownership on each parcel

Open Full Analysis on each parcel to check ownership individually. You're looking for:

  • How many different owners are involved

  • Whether any are out-of-state (easier to approach)

  • Whether any parcels are already under common ownership

  • Whether any have existing structures that complicate the deal

The fewer owners the better — but even a three-owner assemblage is workable if the economics are right.

Step 3 — Check zoning across the site

Open ZoneAI on each parcel. In most cases adjacent parcels share the same zoning, but not always — especially near zoning boundaries or in counties with irregular designation patterns. If parcels carry different zone codes, note which use types are permitted across all of them, since the most restrictive designation typically governs what you can build on the assembled site.

Step 4 — Run SiteAI on the full assemblage

In SiteAI, select the full group of adjacent parcels and run a single yield study on the combined site. SiteAI treats them as one contiguous parcel, accounts for the combined boundary, and generates a site plan and lot count for the assembled acreage.

This is work that would traditionally take a civil engineer days to produce. In Prophetic it takes minutes.

Step 5 — Save each parcel to the same project

Save every parcel in the assemblage to the same project in your pipeline. This keeps all the ownership information, analysis, and outreach tied to the same deal rather than scattered across separate projects. When you look at the project, you see the full picture — all parcels, all owners, all work done.

Step 6 — Send letters to each owner

From each parcel in the project, send a letter to the respective owner. Each send logs back to the project automatically, so you have a clear record of who's been contacted, when, and across which parcel.

Assemblage outreach works best when it's coordinated — reaching all owners around the same time, before any one of them knows the others have been approached, gives you the best chance of moving the full site before the market catches on.
