Running SiteAI on an Assemblage

How to run SiteAI across multiple adjacent parcels to get a realistic yield estimate for an assembled site.

Running SiteAI across an assemblage — multiple adjacent parcels selected together — is one of its most powerful use cases. Instead of modeling each parcel individually and trying to add the yields together (which doesn't account for roads, shared buffers, or combined environmental constraints), you model the full assembled site as a single project and get a realistic yield for the whole thing.

Selecting Your Assemblage

Before opening SiteAI, select all the parcels you want to include in the assemblage. Click the first parcel, then hold Shift and click each additional parcel. All selected parcels highlight on the map. Once you have the full assemblage selected, open SiteAI — the boundary that loads is the combined boundary of all selected parcels.

Why Combined Boundary Matters

When you run SiteAI on a single parcel, the road network and lots are optimized to fit inside that boundary. When you run it on an assemblage, the road network is planned across the entire combined area — which means internal roads don't need to terminate at what would have been individual parcel boundaries. The result is a more realistic lot layout and a yield count that actually reflects what the assembled site can support.

Zoning Across Multiple Parcels

If all parcels in the assemblage share the same zoning, ZoneAI pre-fills the parameters the same way it would for a single parcel. If the parcels have different zone designations — which happens when an assemblage spans a zoning boundary — review each parcel's ZoneAI summary before running SiteAI, and enter zoning parameters manually that reflect the realistic buildable portion of the site. You may want to run separate plans for each zone if the mix is complex.

Environmental Avoidance Across the Full Site

SiteAI detects wetlands, FEMA flood zones, and steep slopes across the entire combined boundary — not just on individual parcels. This is important for assemblages that include a parcel with significant environmental constraints, because those constraints will reduce net developable area for the whole site. You'll see this reflected in the net developable area figure in your output.

Saving an Assemblage Plan

Save the plan the same way you would for a single parcel — click Save Plan from the SiteAI panel. The plan saves against all selected parcels. When you add the assemblage to a project in LRM, save all selected parcels together so the project record keeps the assemblage intact as a single deal.
