Foreclosure data in Prophetic surfaces parcels that are at risk of foreclosure or currently in the foreclosure process — giving you early visibility into motivated seller situations before they hit the open market.
What Foreclosure Data Shows
The foreclosure layer and property panel data covers:
Pre-foreclosure — properties where the owner has received a notice of default or is delinquent on mortgage payments. These owners are often highly motivated and open to a sale before the process goes further.
Active foreclosure — properties currently in the legal foreclosure process. Timing and complexity vary by state depending on whether the jurisdiction uses judicial or non-judicial foreclosure.
REO (Real Estate Owned) — properties that have completed foreclosure and are now owned by the lender. These are often priced to move.
How to Use Foreclosure Data
There are two ways to access foreclosure data in Prophetic:
Map layer: Enable the Foreclosures layer from the map layers panel to see foreclosure activity plotted across your target geography. This gives you a spatial view of where distressed properties are concentrated — useful when you're scanning a market for opportunity.
Property panel: Click any parcel and open the Foreclosures tab in the property panel to see whether that specific property has any active foreclosure status, notice history, or lender information on file.
Using Foreclosure Data in SearchAI
You can filter SearchAI results to include only parcels with active foreclosure status — combining this with zoning, acreage, and ownership filters to surface highly targeted lists of distressed properties that match your acquisition criteria.
A Note on Data Currency
Foreclosure data is sourced from court filings, lender notices, and public records. Filing-to-database lag varies by county and state. For time-sensitive situations, always verify current status directly with the county recorder or court before acting on foreclosure data in the platform.
