MLS Data — Using Active Listings and Sold Comps in Prophetic

What MLS data shows in Prophetic, how to enable it, and how to use active listings, pending sales, and recently sold data in your acquisition workflow.

MLS data brings active listings, pending sales, and recently sold properties directly into the Prophetic map — updated daily. Instead of switching between Prophetic and a separate MLS tool, you can see market activity overlaid on the same parcels you're analyzing for acquisition.

What MLS Data Shows

With the MLS layer enabled, you can see:

  • Active listings — properties currently on the market, with list price, days on market, and property details

  • Pending sales — properties under contract, useful for understanding absorption pace in a submarket

  • Recently sold — closed transactions with sale price and date, giving you real comparable sales data tied directly to the map

All three update daily, so the data reflects current market conditions rather than a snapshot from weeks ago.

How to Enable the MLS Layer

Open the map layers panel and look for MLS Data under the Market section. Toggle it on and MLS markers will appear across the map. Click any marker to see the full listing details for that property.

How to Use MLS Data in Your Workflow

MLS data is most useful when you're underwriting a site and need to understand what's selling nearby and at what price. A few practical uses:

  • Comparable sales — find recently sold properties near your target parcel to anchor your land value assumptions

  • Absorption check — look at how many active listings are in a submarket and how quickly pending sales are moving. A market with lots of actives and slow pending movement signals demand is soft.

  • Pricing trends — compare list prices to sale prices on recently closed transactions to understand how much negotiating room exists in the market

  • Competitive supply — active listings compete with homes you'll eventually be selling from a new development. Knowing what's already on the market helps you size your project and time your sales launch

MLS Coverage

MLS coverage varies by geography depending on data sharing agreements with local MLS boards. If you're not seeing MLS data in a market you're actively working, contact support and we can check coverage for that area.
