Zoning data is one of the most complex data layers in Prophetic — sourced from thousands of local jurisdictions, each with their own code structure, update cadence, and terminology. Here's how it works, what's covered, and what to do when something doesn't look right.

Where Zoning Data Comes From

Prophetic's zoning data is sourced from municipal and county zoning ordinances and GIS data published by local governments. ZoneAI processes the raw ordinance text and spatial data to produce the structured summaries you see in the platform — permitted uses, setbacks, density limits, FAR, and height restrictions.

Data is maintained and updated by Prophetic's data team on an ongoing basis, with priority given to high-activity markets where accuracy has the highest impact on customer workflows.

Geographic Coverage

Prophetic has zoning coverage across thousands of jurisdictions nationwide, with the deepest coverage in markets where customers are most active. Coverage includes incorporated cities and towns as well as unincorporated county areas. In most markets, you'll see full ZoneAI summaries including permitted uses, dimensional standards, and entitlement path guidance. In some less-common jurisdictions, coverage may be partial — you may see the zone classification without the full summary detail.

How Often Zoning Data Is Updated

Zoning ordinances are amended frequently — some jurisdictions make multiple changes per year. Prophetic's data team monitors amendment activity in covered jurisdictions and pushes updates as changes are processed. There is typically some lag between when a municipality amends its code and when that change is reflected in the platform, particularly for smaller jurisdictions.

If you're working in a market where you know a recent code amendment has occurred, verify the current standards directly with the jurisdiction before relying on ZoneAI for precise setback or density figures. The zoning summary always shows the source and last-updated information for the applicable code.

What to Do When Zoning Data Looks Incorrect
