What to Do When ZoneAI Shows No Zoning Data

Why ZoneAI sometimes returns no zoning data and what to do to get the information you need.

Sometimes ZoneAI returns no zoning data for a parcel, or shows a zone code without the full summary of permitted uses, setbacks, and density information you'd expect. Here's why that happens and what to do about it.

Why ZoneAI May Show No Data

The most common reasons are:

  • The jurisdiction hasn't been processed yet. Zoning coverage is expanding continuously, but not every municipality is in the database. Smaller jurisdictions, rural counties, and recently incorporated municipalities are most likely to be missing.

  • The parcel is unzoned. In some counties — particularly in rural Texas and parts of the South — there is no formal zoning code. This isn't a data gap; it means the county genuinely doesn't regulate land use by zone. ZoneAI will indicate "unzoned" rather than leave the field blank.

  • The parcel is in an unincorporated area. Parcels outside city limits fall under county zoning rather than municipal zoning. County zoning codes are sometimes less digitized than city codes, which can affect coverage.

  • The zone code exists but the full ordinance hasn't been parsed. ZoneAI may show the zone code designation without the full breakdown of uses and dimensional standards. This means the jurisdiction is in the database but the full ordinance hasn't been fully processed yet.

What to Do When Data Is Missing

If ZoneAI returns no data or incomplete data for a parcel you're evaluating, here's how to get the information you need:

  • Look up the jurisdiction's official zoning map. Search for "[city or county name] zoning map" — most municipalities publish an interactive or PDF zoning map on their planning department website. This will confirm the zone designation.

  • Find the municipal code. Once you have the zone code, search for "[city or county name] municipal code" or "[zone code] zoning ordinance." Most jurisdictions publish their full code online at municode.com or their own planning department site.

  • Call the planning department. For a parcel you're seriously evaluating, a quick call to the local planning department is often the fastest path to a definitive answer. Ask for the zone designation and whether your intended use is permitted by right or requires a conditional use permit.
