Where the Data Comes From
Ownership information — owner name, mailing address, ownership type, transfer date, and recorded sale price — comes from county assessor and recorder offices. Prophetic aggregates this data nationally so you don't have to visit each county's website individually. The underlying source is always the county record; Prophetic is a consolidated view of it.
How Often It Updates
Ownership data refreshes regularly, but update frequency varies by county. High-volume counties in active markets tend to update more frequently. Rural counties with lower transaction volume may update less often. In practice, most ownership data is current within 30–90 days of a recorded transaction, though some counties lag further behind.
Why Prophetic and the County May Show Different Information
If you see a discrepancy between what Prophetic shows and what the county assessor's website shows, the most common reasons are:
Timing lag — a transaction was recorded recently and hasn't propagated into Prophetic's data yet
Data entry variation — the county records an owner's name or entity name differently than it appears in the original deed (abbreviations, punctuation, middle initials)
Mailing address vs. property address — Prophetic shows the mailing address on file with the assessor, which may differ from the physical property address if the owner receives mail elsewhere
