Zoning Change Alerts notify you when a zoning change occurs on a parcel you're tracking — so you find out about rezoning activity in your markets as it happens, not after the opportunity has moved on.
Why Zoning Changes Matter
A zoning change is one of the most significant events that can happen to a parcel. When a jurisdiction rezones land from agricultural or low-density residential to higher-density residential, mixed use, or commercial, it can dramatically increase the development potential and value of that site. Teams that find out early — before the change is widely known — have a real advantage in approaching landowners before competition drives up the asking price.
What Triggers a Zoning Change Alert
An alert fires when a recorded zoning change is detected on a parcel in a market you're monitoring. This includes:
Rezonings from one district classification to another (e.g., agricultural to residential, residential to mixed use)
Amendments to an existing zone code that affect permitted uses or dimensional standards
New overlay districts applied to a parcel
The Zoning Changes Map Layer
In addition to alerts, you can enable the Zoning Changes map layer to see a visual overlay of all recent zoning changes in any area you're viewing. This is useful for spotting patterns — a cluster of rezonings in a corridor often signals where a jurisdiction is directing growth, which in turn signals where demand for land will follow.
Enable the layer from the map layers panel under the Diligence section.
Setting Up Zoning Change Alerts
Zoning change alerts are configured through LRM. Save a parcel to a project and set up an alert for zoning changes on that parcel from the Alerts tab. You can also set market-level alerts to be notified of any zoning change activity in a defined area, not just on specific parcels you're already tracking.
Acting on a Zoning Change Alert
When an alert fires, open the parcel in Prophetic to review the new zoning designation and what it means for development potential. Run ZoneAI to see the updated permitted uses, density, and dimensional standards. If the change opens up a meaningful opportunity, run SiteAI for a yield estimate and check ownership to start the outreach process — the faster you move after a rezoning, the more likely you are to reach the owner before competitors do.
