Owner Search lets you find parcels by who owns them — useful when you know a specific landowner you want to approach, or when you want to see everything a particular entity or individual holds in a market.
How to Access Owner Search
Open the search bar and select Owner Search from the search type dropdown. Type the name of the owner — an individual's name, an LLC, a trust, or a corporate entity — and Prophetic will return all parcels on record under that owner across your licensed states.
Searching for Individual Owners
Enter the owner's first and last name. Results will include any parcel where that name appears as a recorded owner. Because assessor records sometimes abbreviate or vary name formatting, try a partial search (last name only) if a full name search returns fewer results than expected.
Searching for LLCs, Trusts, and Corporate Entities
Enter the entity name as it appears on the county record. A partial name search often works better here — searching "Smith Holdings" will return results for "Smith Holdings LLC," "Smith Holdings Inc.," and variations. If you're not sure of the exact entity name, start with the most distinctive word in the name.
Understanding the Results
Each result shows the parcel, its address, acreage, assessed value, and the owner name as it appears in the county record. Click any result to open the full property panel for that parcel, where you can run ZoneAI, SiteAI, or Due Diligence the same way you would from a map search.
Finding the Person Behind an Entity
If a parcel is owned by an LLC or trust and you need to identify the individual behind it, open the property panel, click the green All property info button, and select Find Contact Info. This cross-references the entity name and address against additional data sources to surface likely contact information including phone numbers and email addresses. Results vary depending on how the entity was formed and how much public information is available — corporate entities and institutional owners are harder to resolve than smaller LLCs. State Coverage
Owner Search is available in all states included in your license. Coverage expands as national data preparation continues — if a state you need isn't returning results, contact support to check availability.
