Find Contact Info retrieves landowner contact details — phone numbers, email addresses, and sometimes age — directly from the property panel. It's built for situations where the parcel is owned by an individual or small entity and you need to reach the owner directly without paying for a separate skip tracing service.
How to Use Find Contact Info
Click any parcel to open the property panel, then click the green All property info button. From there, select Find Contact Info. Prophetic cross-references the owner name and mailing address against a national contact database and returns any matching contact information on file. Results typically appear within a few seconds.
What It Returns
When a match is found, Find Contact Info can return:
Phone numbers (mobile and landline where available)
Email addresses
Owner age (useful for estate planning conversations)
Additional addresses associated with the owner
If multiple owners are listed on the parcel, Find Contact Info will attempt to return results for both.
Success Rate by Owner Type
Results vary significantly depending on who owns the parcel:
Individual owners — highest success rate. First and last name plus a mailing address is usually enough to find a match.
Small LLCs with a named individual — good success rate when the entity name is common enough to be linked to a person in the database.
Larger LLCs, trusts, and corporations — lower success rate. Institutional entities and professionally structured ownership vehicles are harder to resolve to an individual. In these cases, combining Find Contact Info with state business registry lookups is often more effective.
Search Logging
Every Find Contact Info search is logged at the user and parcel level. After a search is run on a parcel, the button will be inactive for 24 hours to prevent excessive lookups on the same property. This helps manage usage and keeps search activity auditable.
How to Use the Results
Once you have contact information, you can reach out directly by phone or email, or use the Send Letter feature in Prophetic to send a handwritten letter to the owner's mailing address. For assemblage situations, run Find Contact Info on each parcel individually so you have contact details for every owner before starting outreach.
