Custom Boundary and Radius Search

How to search for parcels within a custom drawn boundary or radius in SearchAI, and how to combine it with other filters for precision targeting.

Custom Boundary Search lets you search for parcels within any shape you draw on the map — not just a city, county, or zip code. Instead of being constrained to administrative boundaries, you define the exact geography you want to search.

When to Use Custom Boundary Search

Use it when the opportunity you're looking for doesn't fit neatly into a predefined area. Common use cases:

  • Searching along a specific corridor — a highway interchange zone, a transit line, or a growth direction you're tracking

  • Searching around an existing community or development without including the development itself

  • Working a specific submarket that cuts across multiple zip codes or county lines

  • Targeting a tight area around a specific intersection or node

How to Draw a Search Boundary

Open SearchAI and select Advanced Search. In the geographic filter section, choose the polygon draw tool. Click to place points on the map that define the boundary of your search area, and double-click to close the shape. Your search will run only within the area you've drawn.

You can also use the radius search option to search within a set distance from a specific point. Click to place the center point, set the radius distance, and SearchAI will search within that circle.

Combining with Other Filters

Custom boundary search works with all of SearchAI's other filters. Draw your boundary and then layer on zoning type, acreage, ownership, environmental filters, and any other criteria — the search returns only parcels that meet all conditions within your drawn area. This is one of the most powerful ways to use SearchAI when you have a specific geographic thesis about a market.

Saving a Custom Boundary Search

Once you've configured a boundary search you want to run again, save it using the Save Search option. The saved search preserves both the boundary shape and all applied filters, so reopening it drops you directly back into those results.
