Entering a new market used to mean weeks of research — pulling county GIS data, cross-referencing zoning maps, cold-calling brokers who may or may not know the area. SearchAI compresses that into minutes.
Here's how to run a market entry search from scratch:
Step 1 — Define your geography
Draw a custom polygon directly on the map around the area you want to search, or enter a city or county name. If you're entering a market you're not familiar with, start with a county boundary and narrow from there once you see what's available.
Step 2 — Select your development intention (search type)
Choose the intention — also called a search type — that matches what you build: Subdivision, Single-Family Detached, Multifamily, or others. The two terms mean the same thing. This filters the results to parcels that are actually eligible for that use type based on zoning. If you already know the specific zone codes you're targeting, you can enter those directly instead.
Step 3 — Set your filters
This is where SearchAI earns its keep. Narrow your results using parameters like:
Minimum and maximum acreage
Bare lots only (no existing structures)
Wetlands exclusion
FEMA flood zone exclusion
Utility availability (Texas)
Owner type (individual, LLC, trust, corporate)
Out-of-state owner flag
The tighter your filters, the more qualified your results. A well-configured search can take a county of 50,000 parcels down to 40 worth looking at.
Step 4 — Save results to your pipeline
Don't just browse — save. Any parcel worth a second look should go into a project immediately. That's how your SearchAI run becomes a permanent part of your division's pipeline instead of disappearing when you close the tab.
Step 5 — Save the search
Use the save search feature to bookmark your criteria. You can re-run the same search on any future visit by pushing the play button to see what's new in that market without starting from scratch.
The competitive advantage
By the time a broker calls you about a market opportunity, you've already seen every qualifying parcel in that geography, know which owners are out-of-state, and have a shortlist in your pipeline. That's the shift SearchAI enables.
