SearchAI™ is Prophetic's proactive land discovery engine. Instead of waiting for deals to come to you through brokers or word of mouth, SearchAI lets you search entire markets and surface every parcel that matches your criteria — before anyone else finds them.
How It Works
SearchAI walks you through a step-by-step process to build your search:
Step 1 — Area: Define your search geography by entering a city or county, or draw a custom polygon directly on the map to target a specific area.
Step 2 — Type: Select your development intention (also called a search type) — e.g., Subdivision, Single-Family Detached, Multifamily — or search by specific zone codes if you already know what you're looking for. Intention and search type mean the same thing.
Step 3 — Filters: Narrow results using 50+ parameters including parcel size, lot dimensions, open space remaining, bare lots only, flood zone exposure, utilities access, and more.
Step 4 — Results: Review matching parcels on the map or in a list view. Click into any result to see ownership info, zoning, acreage, and other parcel details — or go directly into Due Diligence or ZoneAI™ from there.

A Few Things to Know
You can save searches and return to them later — useful for monitoring a specific market over time
Parcels from search results can be saved to a project in your LRM™ pipeline using the "Save to Project" button on each individual card, or from the map: click a parcel to select it, then hold Shift and continue clicking additional parcels to multi-select, then save them to a project from there — this can be faster when working with a cluster of nearby parcels
The bare lots filter determines vacancy based on building footprint data from county records and third-party sources. Occasional false positives can occur — using satellite imagery alongside results is a good way to verify what's on the ground
