How to Use DevMap for Competitive Analysis

How to use DevMap to understand development activity, competitive supply, and market demand around any site.

DevMap shows you what's being built, what's been entitled, and what's in the pipeline — all on the same map you use to find land. Here's how to use it to stay ahead of the market.

What DevMap Shows

DevMap plots three categories of development activity around any location:

  • Recent — projects that have completed construction or closed within the last few years

  • Current — projects actively under construction

  • Future — projects that have been entitled or permitted but haven't broken ground yet

Each marker represents a real project. Click any marker to see the development name, product type, unit count, and where it is in the development lifecycle.

Enabling DevMap

Open the map layers panel and enable the DevMap layer under the Market section. Markers will appear across the map at your current zoom level. Zoom in to see individual projects; zoom out for a broader market picture.

Using DevMap for Competitive Analysis

Before underwriting a site, look at what's been built and what's coming within a 3–5 mile radius. High concentrations of recent activity signal strong absorption — other builders have bet on this market and sold homes. A lot of future pipeline with nothing recent might signal oversupply risk. DevMap lets you see this pattern before you commit to a site.

Understanding Demand in a Target Market

When entering a new market, use DevMap to answer the question builders care most about: is anyone else building here, and are they selling? Sort by Recent activity to see where product has recently closed, then look at what's Future to understand where the market is heading. The combination tells you whether you're early, on trend, or late in a given submarket.

Checking Your Site in Context

Once you've found a parcel you're underwriting, zoom to that site and look at the DevMap markers around it. Is there a Future project two streets over in the same zone? That's a competitor on a nearly identical site. Are there Recent completions nearby at strong price points? That's comparable sales data with a geographic overlay.

Filtering by Product Type

Use the DevMap filter to narrow by development type — single-family, multifamily, commercial, industrial, and others. If you only build single-family, filter to single-family so you're not distracted by apartment projects that aren't relevant to your absorption story.

Full DevMap analysis is available on Expert and Enterprise plans. Pro plans can locate developments on the map but cannot access project-level details and analytics. Not on Expert or Enterprise yet? Talk to your account team.
