Development Opportunity Alerts notify you when new development activity is detected in markets you're monitoring — so you find out about competitive supply and entitlement activity as it happens, not when it shows up on a competitor's radar months later.
What Triggers a Development Opportunity Alert
An alert fires when Prophetic detects new development activity in a geography you've configured for monitoring. This includes:
New projects entering the Future stage — recently entitled or permitted projects that haven't broken ground yet
Significant pipeline additions in a submarket you're tracking
New projects appearing near a parcel you've saved to LRM
How to Set Up Development Opportunity Alerts
Development Opportunity Alerts are configured from the Alerts section in LRM. You can set alerts at two levels:
Market-level alerts — notify you of any new development activity detected within a defined geographic area. Draw a boundary or set a radius around the area you want to monitor.
Project-level alerts — notify you when new development activity is detected near a specific parcel or project you're already tracking in LRM. Open the project and configure the alert from the Alerts tab.
For each alert, you can set a notification frequency — immediate, daily digest, or weekly digest — depending on how actively you're monitoring a market.
How to Use Development Opportunity Alerts
The most valuable use of these alerts is early detection of competitive supply. When a new Future project appears in a submarket you're underwriting, it changes your absorption assumptions and may affect your land price. Getting that signal early — before the project is widely known — lets you adjust your underwriting or accelerate your outreach before the market adjusts.
Combine Development Opportunity Alerts with Zoning Change Alerts for the most complete picture of what's changing in your target markets. A zoning change often precedes development activity by 12 to 24 months — tracking both gives you the earliest possible signal.
